THINK OUTSIDE THE BOX!

4 Outside-the-Box Ways to Sell Your Home

Real estate people often say that this business is “hyperlocal.”  That’s just another way of saying that whether your market is a buyer’s market, a seller’s market or otherwise can vary state to state, county to county, town to town and even in various neighborhoods in the same town.
But when it’s your own home for sale, “hyperlocal” takes on an all new meaning.  Your perspective on the market zooms all the way in and it can suddenly seem like nothing matters except how many buyers show up to your open house, how long your home has been on the market, whether any offers have come in on your house and, if so, precisely which numbers appear on those digital sheets of paper.
Bottom line: it doesn’t matter how hot the market is or how many multiple offers your neighbor’s house got, unless and until yours sells.  Times might not be desperate overall, but if it’s your house lagging on the market you might need to do something more than just hang a sign in the yard to get your home sold. And the only thing you can control in that process is YOUR actions: your choice of agent, your pricing, your property preparation and your marketing. 
If you’re a seller committed to doing everything within your power to sell your home and it’s not coming as easily or instantly as you’d hoped, here are a few outside-the-box strategies for getting your home sold:
1.  Put your network to work.  Anywhere there are people who know you or know your neighborhood, there might be the ultimate buyer for your home - or someone who knows them.  In particular, social networks like neighborhood email lists, NextDoor.com and even your personal Facebook feed are great places to make sure you are publicizing your home’s listing. 
If your home is well-located vis-a-vis your workplace, don’t hesitate to also make your colleagues aware of the listing. If you work for a very large organization or institution, you might even go so far as to let your Human Resources team know of the listing: many HR departments actively help new hires relocate and find housing as part of their services.
2.  Offer incentives or inclusions. If you want to distinguish your home above the rest of the homes for sale, you must do what other sellers won’t. On today’s market that might simply mean offering even a modest incentive, which can get your home noticed and turn a looky-loo serious, in short order. Offering a year’s prepaid HOA dues or closing costs when your competition is not making such offers can be magnetic to the buyer who is frugal or tight on cash. 
Similarly, you’d be surprised at how the prospect of including customized furnishings, home electronics, or other high-value items that homes are usually sold without can sweeten the whole package your home presents to buyers. This is highly situationally-specific, though, as it tends to be the most appealing to entry level buyers who otherwise might not be able to afford the included items or very high-end buyers who simply don’t want to be bothered with furnishing a house.  Discuss whether this strategy makes sense for your home with your listing agent.
3. Make a reverse offer.  A lot of what is outside-the-box for today’s market are strategies that get put to use in slower market climates. Speaking of having lots of viewings, but no offers - in a reverse offer, the listing agent calls up the agent from a buyer who has expressed an interest in the home and makes an offer from the seller to the buyer.
If you’ve had a particular buyer who has been to your home more than once but has given the feedback that the price is too high, HOA dues too steep or the necessary repairs too extensive, talk with your agent about making a reverse offer directly to that buyer to sell your home to them at:
  • a lower list price
  • with an HOA dues credit
  • with the agreement to conduct repairs before closing or provide a repair credit.
4.  Write a love letter about your home.  When bidding wars abound, it becomes common for buyers to write what I like to call “love letters” to sellers, counting the ways they love the home (Shakespeare-style) and trying to woo them into letting the buyer become its next owner. But sellers whose homes aren’t moving would do well to channel the Bard themselves.  Buyers appreciate a home that has been cherished, and like to hear the lore of lovely family memories a seller had in the place. I’ve actually witnessed firsthand a buyer walk through a home, deem it “cute” with nonchalance, then warm to the property as they come across a binder full of a seller’s notes about the place, the neighborhood and even local vendors and parks, from the rosy viewpoint of someone who loves them.

Do it NOW!!!! Still cheaper to buy vs rent! Here's Why!!!




The recent rise in mortgage rates has made buying a house a little more expensive: the increase in the 30-year fixed rate over the past month from 3.4% to 3.9% (Freddie Mac) raised the monthly payment on a $200,000 mortgage by $56, or 6%. However, because mortgage rates are still near long-term lows, and because prices fell so much after the housing bubble burst and remain low relative to rents even after recent price increases, buying is still much cheaper than renting. That means that the recent jump in rates doesn't change the rent-versus-buy math much.
Rates are likely to keep rising, but how far must rates rise before buying a home starts to look expensive relative to renting? To answer this, we updated our Rent vs. Buy analysis with the latest asking prices and rents from March, April, and May 2013. Following our standard approach, we calculated the cost of buying and renting for identical sets of properties, including maintenance, insurance, taxes, closing costs, down payment, sales proceeds, and, of course, the monthly mortgage payment on a 30-year fixed-rate loan with 20% down and monthly rent. We assume people will stay in their homes for 7 years, deduct their mortgage interest and property tax payments at the 25% tax bracket, and get modest home price appreciation (see the detailed methodology and example here). Here's what we found:
Buying remains cheaper than renting so long as mortgage rates are below 10.5%. At 3.9%, the current 30-year fixed rate according to Freddie Mac, buying is 41% cheaper than renting nationally. With a 5% mortgage rate, buying is still 34% cheaper than renting nationally. Mortgage rates would have to rise a huge amount – to 10.5% – to tip the math in favor of renting, which isn't impossible. Rates were that high throughout the 1980s, but have been consistently below 10.5% since May 1990.

Each local market, of course, has its own mortgage rate "tipping point" when renting becomes cheaper than buying a home. At 3.9%, buying is cheaper than renting in all of the 100 largest metros, which means the tipping point is above 3.9% everywhere. The tipping point is lowest in San Jose, which would tip in favor of renting if rates reach 5.2%. It's between 5% and 6% in San Francisco and Honolulu, and between 6% and 7% in New York and Orange County, CA.

But for 78 of the 100 largest metros, the tipping point is 10% or higher. In fact the tipping point is above 20% in Cleveland, Memphis, Detroit, and several other metros in the Midwest and South.

Of course, the tipping point also depends on how long you plan to stay in your next home (we assume 7 years) and whether you itemize your deductions (we assume you do). For instance, if you don't itemize, or if the mortgage interest and property tax deductions were eliminated entirely, buying would still be 29% cheaper than renting at a mortgage rate of 3.9%, and the tipping point when renting becomes cheaper than buying would be 7.5%.
But just because buying is cheaper than renting, it doesn't mean you can buy. Lots of people who want to buy don't have the downpayment or can't get a mortgage. Even people who can swing it financially might not be able to buy right away, before rates rise further, because they might not find the home they want quickly with inventory still so tight.
So if the recent increase in mortgage rates doesn't change the rent-versus-buy equation substantially, why does it matter? The main effect is to reduce the demand for refinancing. Unlike home buying, refinancing is a relatively straightforward financial decision: although refinancing has upfront costs, refinancing doesn't require finding a home, thinking hard about your lifestyle, or moving. Since rates have been low for so long, many people who were able to refinance, already have. As a result, the demand for refinancing is now dropping.
For people who haven't yet refinanced – and for people looking to buy – rising rates do make housing more expensive. Rates are now on the rise and are likely to keep rising, thanks to the strengthening economy and the Fed eventually trying less hard to keep rates low. But it will take big rate increases to turn off prospective home buyers. At today's prices and rents, rates would have to rise to levels we haven't seen in 20 years before renting is cheaper than buying a home on average across the country.

HOUSING INFORMATION AND RELIEF FOR TORNADO VICTIMS! PLEASE READ IF YOU KNOW ANYONE IN NEED!


Here are some various bits of info I have gathers through fellow realtors as well as facebook. Let us know if we can help you in any way direct you to find you a place to live. Let us know if you would like to add anything to our list to share that may help others find relief!

OHFA is assisting tornado victims by paying for up to $2,000 in housing-related expenses. These are not cash grants. OHFA will issue checks directly to landlords, utility companies, and hotels to pay for the following four types of expenses:
1) utility deposits
2) security/rent deposits
3) hotel rooms
4) first month's rent
There are no income requirements in order to receive assistance. However, anyone applying must have a valid FEMA number. To obtain assistance call 405-419-8196.


 I have a close friend who runs the NCED Conference Center and Hotel, next door to the US Postal Training Center on Highway 9. (It is managed by Marriott, so looks just like a Marriott hotel inside the rooms.) He is offering SPECIAL rates for nightly, weekly or monthly room rental for tornado victims.For more information, please do NOT call, but instead email Yves Badaroux at: Yves.badaroux@marriott.com

Housing and Food at OU is opening up the Residence Halls for families displaced in the tornadoes. Call 405-325-2511 for information. Please pass this along to those that need it!

I just spoke to Christian at Legacy Crossing Apts. on SW 89 St in OKC, they still have units that will be available for rent next week 1,2,and 3 bed apts. if interested you can call him at 717-0594. They have instituted 2 - 12 month lease agreements for tornado victims.
  • Legacy crossing will take pets. One up to 65 lbs. Or 2 that equal 65lbs together. They do have breed restrictions, usually aggressive breeds.

Make more bottom line $$$ by hiring a professional...hands down!

With the housing market beginning to heat up, we are afraid some sellers may consider trying to sell their house as a For Sale By Owner (FSBO). This week we will  post the reasons that we believe trying to sell on your own may be a mistake. Here is an article we have run before which sellers should consider. – The Schroder Team

We do not use just an anecdotal story to make a point. We also do not get caught up in the sensationalism. However, today will be different.
We can’t resist commenting on the story which appeared in the Wall Street Journal a while back regarding Colby Sambrotto, the founder and former CEO of forsalebyowner.com. It seems the founding father and lifelong evangelist of the concept of selling your home without a real estate agent was forced to hire a broker to sell his home after failing at what he preaches others should do.
After failing to sell his NYC apartment on his own as a For Sale By Owner (FSBO), Sambrotto hired a broker and paid a 6% commission in order to get the job done. His personal experience helps refute some of the myths Sambrotto has been espousing for over a decade. Let’s look at two of those myths:

Myth #1 – You Will Pocket More Money Selling on Your Own

Most FSBO sites say you can save the commission by selling on your own. What happened in Sambrotto’s sale?
From the WSJ article:
“The broker, Jesse Buckler, said he told Mr. Sambrotto the apartment in the Lion’s Head building on West 19th Street near Sixth Avenue was priced too low and wasn’t drawing the right buyers.
By May, it went into contract, he said, after attracting multiple offers. It closed in the last few days for $150,000 more than the original asking price.”

Myth #2 – The Internet Alone Can Sell Your Home

Many have said that, with the introduction of home search on the internet, hiring an agent is no longer a necessity. What happened to the FSBO guru when he attempted to only depend on the internet?
From the WSJ article:
“Looking to move his family to the suburbs, [Mr. Sambrotto] said he carefully staged his apartment for sale himself, and put it on the market. But after using a mix of websites to publicize his apartment, he said he had only ‘middling success’ and switched to a broker because many buyers were so reliant on brokers.”

Bottom Line

There is a reason the real estate industry has been around for centuries: it performs a valuable service.
